For a reservation to be confirmed, we require a minimum deposit equal to either 2-night room charges or 50% of your total room charges, whichever the greatest. Remaining balance must be paid in full, in cash payment, within your arrival day.

Please notify us by email as soon as possible if you need to cancel or make changes in your reservation. Please note that, unless the total number of nights initially booked remains the same, every night cancelled or not used due to late check-in, early check-out, no-show or change of dates is considered a voluntary cancellation by the guest and is subject to the terms and conditions specified herein.

CANCELLATION FEE BEFORE ARRIVAL:

❖Notice received before the notice date (see below): 10% of your total room charges
❖Notice received on or after the notice date: The greater of 1-night room charges at our standard room rate or 30% of your total room charges

In addition to the cancellation fees mentioned above, 4% of the prepaid amount at the time of your reservation is non-refundable in order to reverse the transaction fee absorbed by us for processing your prepayment.

NOTICE DATES FOR CANCELLATION BEFORE ARRIVAL:

❖Cancellations in low season (May 1 - October 31): 14 days before check-in date
❖Cancellations in high and peak seasons (November 1 - April 30): 28 days before check-in date

If a cancelled period overlaps in more than one season, the season with the greatest number of nights cancelled will determine the notice date.

CANCELLATION AFTER ARRIVAL OR NO-SHOW:

All reservations are guaranteed upon full payment of your room charges within the arrival day. No-show on the agreed arrival day or failure to make a full payment towards room charges within your arrival day is considered a voluntary cancellation of the entire stay reserved resulting in us releasing the accommodation. All payments made to date are not refundable in case of cancellation made on or after the expected arrival date.

CHANGE OF RESERVATION:

Change of check-in and check-out dates without shortening the length of stay initially booked and notified before your expected arrival date can be made anytime at free of charge and is subject to our room availability. Cancellation fee will apply, according to the terms specified above, if the stay initially reserved becomes shorter.

Reservation, Payment and Cancellation Policy

1. Short Stay (4 weeks or less)

2. Long Stay (more than 4 weeks)

The room charges for the last 4 weeks of your stay must be paid within 3 days after your arrival. The room charges for all the remaining period must be paid in monthly basis after your arrival, at the beginning of every 4-week period.

No-show or failure to make any of the payments specified above will be considered a voluntary cancellation of the entire stay reserved resulting in us releasing the accommodation.

Please notify us, by fax or by email, as soon as possible if you need to cancel or make changes in your reservation. Please note that, unless the total number of nights initially booked remains the same, every night cancelled or not used due to late check-in, early check-out, no-show or change of dates is considered a voluntary cancellation and is subject to the terms and conditions specified herein.

FULL CANCELLATION OF RESERVATION:

❖ Notice received more than 8 weeks before check-in date: 80% of your booking deposit is refundable
❖ Notice received more than 4 weeks before check-in date: 50% of your booking deposit is refundable
❖ Notice received less than 4 weeks before check-in date: 25% of your booking deposit is refundable
❖ Notice received after arrival: all payments made to date are not refundable

PARTIAL CANCELLATION OF RESERVATION (making your stay shorter):

❖ Notice of change received more than 4 weeks before check-in date:
•Less than 25% of your stay is cancelled: 100% of the cancelled period is refundable.
•More than 25% of your stay is cancelled: 70% of the cancelled period is refundable.
❖ Notice of change received less than 4 weeks before check-in date:
•Less than 10% of your stay is cancelled: 100% of the cancelled period is refundable.
•More than 10% but less than 40% of your stay is cancelled: 50% of the cancelled period is refundable.
•More than 40% of your stay is cancelled: 25% of the cancelled period is refundable.
❖ Notice of change received after arrival:
•Less than 30% of your stay is cancelled: No refund for the cancelled period.
•More than 30% of your stay is cancelled: 25% of the cancelled period is refundable.

CHANGE OF DATES:

Change of check-in and check-out dates without shortening the length of stay initially booked can be made at free of charge if we are notified by writing before your expected arrival date AND our availability can accommodate the requested change. Cancellation fee will apply, according to the terms specified above, if your stay becomes shorter.

Our payment and cancellation policy is lenient as opposed to many accommodation providers in the region who require a full payment before guest’s arrival. Because it is important for us that you stay happy at our place, we require only a deposit payment for securing your desired reservation and the balance is payable only after you see your actual living environment on arrival. We also don’t have a “100% penalty” policy for cancellations before arrival even in peak season allowing refund of your prepayment in case of an unexpected change in your holiday plan.

We reserve the right to adjust our rates, policies and services without prior notice. For an existing booking, both the prices and the policies that were effective at the time of reservation (when booking deposit was paid) will apply in case of cancellation or change of reservation.
